Start with the property you already have
Every project has to work around the existing structure, access and services. Before drawings are prepared it helps to establish what can realistically be changed and what has to stay. Structural walls, drainage runs, party walls and the position of the incoming supply all shape what is possible, so a survey and a clear brief are the natural starting points.
Agree the budget before the design
A budget is more useful when it is set before the design is fixed rather than after. It allows choices to be made deliberately — the size of the extension, the specification of the kitchen, whether a roof is tiled or finished in a single-ply membrane — instead of being trimmed later. It is also worth holding back a contingency for the work that only becomes visible once floors are lifted or walls are opened up.
Understand the approvals process
Most residential projects need some form of consent. Planning permission deals with how the building looks and how it affects neighbours, while building regulations deal with how it is constructed, insulated and made safe. Some smaller works fall within permitted development rights, but the rules vary with the property, so the position is worth confirming before work is scheduled.
Plan the sequence, not just the finish
A realistic programme sets out when each trade is needed and how the property will be kept weathertight and secure in between. Where the household is staying in the property during the work, the sequence matters even more: keeping a working kitchen and bathroom available for as long as possible usually affects day-to-day life more than any individual finish.
