Residential design in the UK has shifted noticeably over recent years. Rather than adding floor area for its own sake, most homeowners are now looking for spaces that are brighter, more efficient and better suited to the way they actually live.
Extensions that bring in daylight
Rear extensions remain the most common way to gain space without moving. The emphasis has moved towards glazing: wide sliding or folding doors, roof lanterns and larger skylights are used to pull light deep into the plan, particularly where the garden faces south or west.
Kitchens that work as the main room
The kitchen is increasingly treated as the centre of the home rather than a separate workroom. Island units, integrated seating and a direct connection to the garden have become standard, and structural alterations are often carried out specifically to open the kitchen to the rest of the ground floor.
Making better use of the roof space
Loft and garage conversions continue to offer good value, because they use space the property already has. A conversion avoids the planning complexity of a new volume and usually costs less per square metre than a ground-floor extension, provided headroom and the stair position can be resolved.
Energy performance as a design driver
Better insulation, improved glazing and attention to airtightness are now part of the brief rather than an afterthought. On older properties this often means upgrading the building fabric at the same time as other works, since the cost of access is already being met.
