A remodel is easier to live with when you know what each stage involves. The sequence below is typical of residential refurbishment work, although the order can shift depending on the condition of the existing building.
Strip out and preparation
Work starts with protection and demolition: floors and stairs are covered, the working area is sealed off, and the elements being replaced are removed. Dust control and a clear route in and out of the property matter more at this stage than at any other.
Structural work
Where walls are being removed or openings formed, the structural elements go in next. Beams, lintels and any temporary supports are installed and checked before the work is closed up, and this is normally the point at which the building inspector is called.
First fix
Once the structure is settled, services are run: pipework, cabling, ventilation and any new heating circuits. These are hidden later, so decisions about socket positions, lighting and appliance locations need to be made now rather than once the walls are finished.
Plaster, floors and second fix
Plastering is followed by the finishes: floors, doors, skirting, sanitaryware and the connection of appliances. The property starts to look like a home again at this point, although making good and cleaning still take time.
Expect some surprises
Older properties rarely give up all their secrets at survey stage. Hidden damp, earlier alterations that were never signed off, or services that are no longer usable are all common. A clearly agreed process for pricing additional work, and a written record of what has been agreed, keeps these discoveries from becoming disputes.
